305 Mesa Lane is a complete transformation of a two-story residence in Santa Barbara’s desirable Mesa neighborhood. Located moments from the Mesa Lane Steps, the beach, and the Douglas Family Preserve, the property combines relaxed coastal living with the craftsmanship and functionality of a fully reimagined home. Originally built in 1975, the residence offered generous proportions and an exceptional location, but its compartmentalized interior no longer reflected contemporary living. Matic Design and Build approached the project as much more than a cosmetic renovation. The house was redesigned from its structural framework outward to create an open floor plan, improve circulation, and establish a stronger connection between the interior and outdoor spaces. Matic Design and Build managed the entire process, beginning with the initial concept and schematic design. The team developed the new floor plan, coordinated structural engineering, managed permitting, selected materials and finishes, and completed the construction and landscaping. One of the project’s greatest challenges was opening and rearranging the layout of an existing two-story structure. Removing walls in a two-story home is especially complex because the lower level must continue supporting the second floor and roof. Achieving the new layout required extensive reframing and substantial engineering. Specialized structural beams were installed to carry the upper story and safely transfer its loads through the building. These beams had to be carefully integrated without lowering the ceilings or compromising the openness of the finished rooms. Much of this engineering is now hidden behind the completed walls and ceilings, but it is fundamental to the way the home feels. The interior appears open and effortless because the complicated structural work was carefully planned and executed. The redesigned 3,148-square-foot residence includes four bedrooms, five bathrooms, two offices, two primary suites, and a detached yoga or wellness room. The flexible floor plan provides spaces for family life, working from home, entertaining, and accommodating guests. At the center of the home is a chef’s kitchen featuring Taj Mahal natural stone, an oversized island, Wolf and Sub-Zero appliances, and a generous walk-in pantry. Bi-fold doors connect the kitchen directly to the rebuilt and expanded deck, allowing the kitchen, dining area, and outdoor entertaining space to function as one continuous environment. The home also includes a secondary lounge with a custom bar, a dedicated laundry room, whole-home audio, premium doors, and bathrooms finished with marble and natural stone. A main-level primary suite provides convenience and flexibility, while the upstairs primary retreat offers two walk-in closets and access to a newly constructed balcony. The exterior living spaces were treated as an essential part of the architecture. The original deck was completely rebuilt and extended to provide more room for dining, entertaining, and everyday outdoor living. Matic Design and Build also engineered and added a second-story balcony oriented toward the Santa Barbara mountains. The balcony gives the upper primary suite a private outdoor retreat and creates a new connection to the surrounding landscape. The renovation went well beyond the floor plan and visible finishes. Major components were renewed or upgraded, including the roof, electrical systems, indoor fire sprinklers, air conditioning, owned solar system, siding, windows, copper gutters, driveway, and landscaping. Coordinating these improvements through one design-build team was essential. Structural changes influenced the layout, while the revised floor plan affected the home’s mechanical and electrical systems. New openings had to coordinate with the architecture, decks, interior finishes, and landscape. Every decision was considered as part of one complete vision. New landscaping was introduced throughout the property to bring the exterior spaces to the same level as the renovated home. The front and rear yards were redesigned to complement the architecture, soften the property boundaries, and create attractive spaces for recreation, gathering, and relaxation. The completed residence feels refined without becoming overly formal and luxurious without losing the comfortable quality of a Santa Barbara coastal home.
