Perched above the coastline in Santa Barbara’s sought-after Mesa neighborhood, 622 Sunrise Vista Way embodies the evolution of a classic coastal residence into a modern Spanish retreat. With sweeping ocean and mountain views as its backdrop, the property was reimagined by Matic Design and Build as a structurally ambitious, design-driven transformation centered on openness, light, and seamless indoor-outdoor living.
Reframing a Two-Story Structure for Modern Living
The original two-story home offered location and potential but its compartmentalized layout did not reflect the lifestyle the site deserved. The primary objective was clear: create a modern Spanish home whose focal point would be an expansive open floor plan on the second level, oriented toward the views and directly connected to a newly extended deck.
Reconfiguring a two-story structure of this scale required far more than cosmetic updates. Matic Design and Build executed a full structural reframe of the existing house to open up the interior and rearrange the first-floor layout while transforming the second floor into the home’s central living experience.
Two-story renovations are inherently complex due to compounded vertical loads and the necessity to maintain structural continuity between floors and roof systems. To achieve wide, uninterrupted spans without sacrificing ceiling height, the team implemented significant engineering solutions, incorporating oversized specialty beams designed to carry substantial loads from above. These elements were precisely integrated within the framing system to preserve vertical volume, eliminating the need for dropped soffits or compromised headroom.
The result is a second-floor great room that feels both expansive and intimate, framed by natural light and anchored in clean Spanish-modern detailing.
The Deck as the Architectural Anchor
The deck was not treated as an accessory, it became the architectural extension of the open floor plan. The entire deck system was demolished, rebuilt, and expanded to maximize its relationship with the interior living space and capitalize on the property’s panoramic ocean and mountain views.
A 14-foot pocket door defines the threshold between inside and out. When fully retracted, the barrier disappears, creating a continuous plane between the great room and the outdoor living area. This design move perfects the indoor–outdoor experience, transforming the second floor into a single, flowing environment ideal for entertaining or quiet sunset evenings above the coastline.
A Fully Integrated Design-Build Process
Matic Design and Build led the project from initial concept through final construction. Their scope encompassed schematic design, structural planning, floor plan development, interior design, finish selections, and complete construction execution.
Every decision supported the overarching vision of a modern Spanish home-balancing warmth and texture with clean architectural lines. Materials, detailing, and spatial organization were carefully curated to create cohesion between structure and style.
The transformation extended beyond the building envelope. Brand-new landscaping was introduced to elevate the exterior presentation and harmonize the residence with its Mesa surroundings. Thoughtful plant selection, grading, and hardscape enhancements reinforce both privacy and curb appeal while framing the architecture in a natural coastal setting.
